Mumbai's Kanjurmarg to get a Rs 175-crore cultural hub by Mahindra Group

A new state-of-the-art Art and Cultural Centre is set to rise in Mumbai’s eastern suburb of Kanjurmarg. The project, proposed by Anthurium Developers Ltd—a Mahindra Group company—will occupy 3 acres along Lal Bahadur Shastri (LBS) Road. With an estimated cost of Rs 175 crore, the centre aims to host over 2,000 people at once.

The plan follows the transfer of around 13,000 sq mt of land to the Brihanmumbai Municipal Corporation (BMC). This parcel, reserved for a cultural centre and drama theatre under the city’s Development Plan, was handed over in advance. In November 2024, Mahindra Lifespaces entered a joint agreement with GKW Ltd to develop a separate 5.5-acre plot, part of a larger 37-acre site earmarked for a major residential project. The developer secured a commencement certificate for this land, which is being exchanged for Transferrable Development Rights (TDR).

A public notice about the cultural centre was issued in September 2025. The remaining portions of the 37-acre plot include reservations for a garden, a municipal school, and open amenity spaces, all of which the BMC will develop. Civic activist Zoru Bhathena has questioned whether Mumbai will actually gain usable open land from this deal. Past projects have seen similar parcels remain undeveloped on paper, leaving residents without promised public spaces.

The cultural centre’s construction marks a significant investment in Mumbai’s eastern suburbs. Once completed, it will add a major venue for arts and performances in the city. However, concerns persist over whether the surrounding open spaces will materialise as planned.
