Wynn Macau Unveils $950M Luxury Tower The Enclave for 2029 Opening
Wynn Macau Ltd has announced plans for a new luxury tower at Wynn Palace in Cotai. Named The Enclave, the project will add 432 all-suite rooms to the resort. If construction stays on track, the tower should open in early 2029. The Enclave will expand Wynn Palace’s total rooms by about 25% and its suite count by 50%. Construction is set to start later in 2026, with completion expected in roughly two-and-a-half years. The project’s total cost, including capitalised interest, is estimated between $900 million and $950 million.
Wynn Resorts forecasts the new tower will generate around $400 million in annual revenue. This estimate assumes average room rates of about $2,500 per night. The company also projects adjusted EBITDA from The Enclave to reach between $150 million and $175 million each year. For 2026, Wynn expects total capital expenditures in Macau—covering The Enclave and other upgrades—to range from $400 million to $450 million. Maintenance costs across its Macau operations will likely add another $70 million to $80 million. Wynn Palace reported a hotel occupancy rate of 99.1% in the first quarter of 2026, reflecting strong demand.
The Enclave aims to boost Wynn Palace’s luxury offerings with hundreds of new suites. Once completed, the tower will contribute significantly to the resort’s revenue and profitability. Construction is scheduled to begin later this year, with opening planned for early 2029.
