Wolfenbüttel's new luxury apartments 'Living by the Oker' break ground in 2023
A new high-end residential project is taking shape in Wolfenbüttel. Demolition has already started at 1–3 Lindener Straße to make way for 'Living by the Oker', a development led by Moretti Wohn- und Bauprojekte GmbH. The first construction work is scheduled to begin in summer 2023, with completion expected by late 2027.
The development will feature two modern buildings housing 20 upscale apartments. Sizes will range from 74 to 124 square metres, with prices starting at €399,100 and going up to €696,200. Alongside the residences, the complex will include a commercial unit, a communal pavilion, and a children's play area.
An underground parking garage will keep the surface area mostly free of cars. The project aims to attract buyers looking for premium locations, comfort, and contemporary living standards. Over the past five years, luxury property prices in the Wolfenbüttel area have risen by about 15–20%, a more modest increase compared to major German cities like Munich (+45%), Berlin (+35%), or Hamburg (+30%).
The first phase of construction will start in mid-2023, with the entire project set for completion by the end of 2027. Once finished, 'Living by the Oker' will offer 20 high-end apartments alongside shared amenities. The development reflects a growing demand for quality housing in the region, despite rising construction costs.
