Insulation and Fire Protection in Saxony Almost 10 Percent More Expensive - Saxony's Construction Costs Surge in August 2025, Up 3.4% Year-Over-Year

Construction costs in Saxony have seen a significant rise, with residential building maintenance becoming 3.4 percent more expensive in August 2025 compared to the previous year. This follows a trend of increasing costs across various construction areas since 2021.

The rise in construction prices is not limited to residential buildings. Road construction and local canal construction have also seen a 3.5 percent increase. Shell construction costs have risen by 1.8 percent, with pile driving, vibration, and pressing work seeing a significant 9.2 percent increase. Finishing work, including soundproofing and fire protection, has seen a 9.9 percent rise. However, elevator installations and escalators costs have fallen by 3.3 percent.

Since 2021, construction costs for residential buildings have surged by 39 percent. This is part of a broader trend of cost increases in other construction areas, with prices rising by 30 to 40 percent in the same period. The reasons behind these increases, particularly the 9.9 percent rise in completion projects related to noise and fire protection measures, remain unclear.

The rising construction costs in Saxony are a concern for both homeowners and businesses. While some areas, like elevator installations, have seen a decrease in costs, the overall trend is one of significant increases. As construction costs continue to rise, it is crucial to understand the factors driving these changes to plan effectively for future projects.
