Real Estate Mogul, The Landmark Group, Plans to Allocate ₹400 Crore Towards High-End, Low-Density Housing on Gurugram's Dwarka Expressway
Landmark SKYVUE: A New Luxury Residential Project by Landmark Group
Landmark Group, a renowned real estate developer, is set to launch a new luxury residential project in Gurugram called Landmark SKYVUE. The project, spanning over 4 acres in Sector 103 on Dwarka Expressway, is expected to be completed in four years and will feature 240 apartments.
The project will deviate from conventional norms, offering only 60 apartments per acre, as opposed to the usual 90-100. The apartments will be available in two formats: 3BHK + utility and 4.5BHK + utility. Landmark SKYVUE will be launched at ₹17,500 per sq ft, with prices ranging between ₹4.99 crore and ₹6.78 crore.
Landmark Group is focusing on modern-day needs of Indian families, incorporating digitally forward amenity zones, a skypad pickleball court, a Japanese restaurant named 'Sora', and a wellness-oriented club called 'Skydome'. The Skydome club will offer a meditation zone, plunge pool, and USFDA, CE, and ISO approved cryotherapy.
In addition to the residential project, Landmark Group has other projects in its pipeline for FY2025-26, including a large single tower commercial project, a high street retail project, and a large mixed-use project, all situated on Dwarka Expressway.
HDFC Bank and ICICI Bank have approved financing for the residential project, indicating confidence in its success. The construction cost of Landmark SKYVUE will be funded with internal accruals, bank loans, and advances from customers against sales.
Notably, Landmark Group has delivered 15 housing and five commercial projects, mostly in Delhi-NCR. The total revenue potential of the project is around ₹1,200 crore. The land for the project has been owned by the Landmark Group since 2009, and all approval charges have been cleared with the government.
The towers will rise 40 floors above a three-level podium that will house retail, a 1-lakh sq ft club, and wellness facilities. Landmark Group is also planning to build the largest single tower commercial project measuring 2.2 million sq. ft. on Golf Course Extension Road.
Landmark SKYVUE will also feature a rooftop observatory, adding an unique touch to the project. The project is part of an 11-acre land parcel, with Phase I delivered in 2013 and Phase III planned for FY2026. Phase II, spread across 4 acres, will be delivered in the next four years.
