From the bourbon factory in Scafati, Salerno, to the growing Tor Vergata district in Rome, destined to become a "Green City" for health, wellness, and research, to the reimagined former tobacco factory in Turin offering investments in student housing - the landscape of state-owned properties ripe for enhancement is vast. This expanse has been showcased on the Agenzia del Demanio's new platform, "Create Value, Invest with Us," a hub for national and international investors interested in revitalizing these properties.

Diving into the First Offerings

This initial batch of approximately 400 properties is scattered across the nation and visualized on a map, categorized by their potential use (cultural-touristic, social/senior housing, university residences, and mixed destinations), with details on type, size, location, and maintenance status supplied, empowering investors to gauge their interest and request further information as needed.

Broken down, there are 205 properties under the "cultural-touristic" umbrella, 114 offering mixed destinations, 35 catering to social/senior housing, and 29 devoted to student housing. The properties among Sicily and Calabria make up 74, Lazio boasts 57, Lombardy and Veneto each host 54, Calabria houses 32, Piedmont boasts 26, and Emilia Romagna offers 25. The rest can be found in various other regions.

With the launch of this section, Agenzia del Demanio delivers an updated, transparent, and user-friendly resource to explore investment opportunities that can also foster positive effects on the urban and social fabric. The properties are chosen with the intention of creating symbiotic relationships between market operators, profit and non-profit entities, and the Agenzia's property portfolio, steering operations towards enhancement and urban regeneration.

Embracing Digitalization of the Legacy

"This is another step in the digitalization puzzle applied to public real estate," asserts Undersecretary for the Economy, Lucia Albano. "Accurate information on a property's location and characteristics contributes to capturing investments, not only from public entities, but also from the private sector." The initiative dovetails with the activities led by the Cabinet of Regia on the enhancement of public properties at the Ministry of Economy and Finance, aimed at supplying more data on our heritage to increase urban regeneration projects and generate value on the territories.

Creating Alliances with the Territories

"Our focus is on users," stresses the director of Agenzia del Demanio, Alessandra dal Verme. "By investing in the enhancement of public property through private contributions, we can strengthen our response to development objectives and the needs of the territories. The alliances with local authorities will provide a more certain environment for long-term investments." The strategy is to accompany the investor and the territory in opportunities and the need to utilize public properties to eliminate abandonment and decay, giving them new functions consistent with the evolving context. The property serves as a catalyst for urban regeneration, its reuse aligns with market demands, fosters growth, and generates positive impacts for the community.

Adjacent to the section "Create Value, Invest with Us," the Agency for the Management of State Property has expanded its website with two interactive platforms, "State-owned and used properties" and "City Plans," designed to provide citizens, investors, and stakeholders with a clear and comprehensive view of the public real estate portfolio and its development potential.

The "City Plans" section illustrates ongoing urban transformation projects, providing details on the public real estate involved in City Plans and the initiatives undertaken, highlighting opportunities for development and enhancement. These interconnected sections aim to promote more efficient, transparent, and participatory management of public real estate and encourage strategic investments in state assets.
