Minsk's historic yarn mill site transforms into a modern business and retail hub

A major new commercial and administrative complex is now under construction in Minsk. Located at the intersection of Dzerzhinsky Avenue and Clara Zetkin Street, the development will transform a 5.3-hectare site once occupied by an old yarn mill. The project promises modern office spaces, retail outlets, and extensive green areas for public use.

The site has a layered history. Until the early 1920s, the Nemiga River flowed through the area before being redirected into an underground collector. Later, in 1947, the land became home to the Sukno worsted yarn mill, whose production buildings stood there until demolition began for the new project.

Construction faces notable challenges. The uneven terrain varies in height by 6–8 metres, while railway tracks and metro tunnels run beneath the zone. Despite this, developers Materik-Invest have set an ambitious goal: finishing ahead of the 46-month regulatory deadline.

The complex itself will include a 12-storey office block, two floors of retail space, and a home goods hypermarket. A multi-level parking garage with nearly 700 spaces will serve visitors and tenants. Outside, landscaping plans feature recreational areas and green spaces, with access points from both Dzerzhinsky Avenue and Clara Zetkin Street.

Once complete, the development will replace an industrial relic with a modern hub for business, shopping, and leisure. The project's early finish could accelerate economic activity in the area, while its green spaces and parking facilities aim to improve accessibility for residents and workers alike.
