Innovative Solution: Functioning Efficiently

The city of Detmold, Germany, is renowned for its successful approach to creating affordable housing and sustainably developing urban neighborhoods, known as the "Detmold Model." This model, which has been instrumental in providing affordable housing for families, students, and apprentices to meet the needs of local universities and businesses, is now seeking stronger and more reliable support from the federal and state governments.

Mayor Frank Hilker emphasized Detmold's pioneering role in creating sustainable, climate-friendly, and affordable housing. Key to this achievement is the Detmold Model's foundation on municipal housing cooperatives, with the city contributing land as an equity stake. The city retains influence on housing, family, and urban planning policies through its charter and the appointment of the board and supervisory board.

The Detmold Model aims for cost-covering operation to ensure permanently low rents. This is evident in projects like the Britensiedlung and the Breitefeld, where high-quality, affordable housing was created in a short period. Prices in the Britensiedlung stand at 6.30 euros per square meter, while the Breitefeld offers housing at 8.50 euros per square meter.

The new Kita Siegfriedstraße kindergarten, represented by its director, Angelika Stölting, was present during a symbolic gesture. Mayor Hilker handed oversized portable toilets to the kindergarten, symbolizing the future viability of the project and the importance of good kindergarten infrastructure for the living quality of families.

The implementation of the Detmold Model 2.0 is sought to fully exploit the model's potential and continue ambitious goals in housing. Michael Kirchner, managing partner of the Kirchner Group and board member of the Detmolder Cooperatives, emphasized the successful collaboration between the city portal and Pyramis Immobilien Entwicklungs GmbH in creating affordable housing and developing neighborhoods.

Detmold is demanding financial support and planning security from KfW bank, NRW.BANK's housing promotion funds, the Federal Institute of Real Estate, and the new federal government. The mayor of Detmold directed requests for support and planning security for continuing the "Detmold Model" 2.0 to the cities of Berlin and Düsseldorf.

Thomas Lammering, the executive board member of the city portal and a board member of the Detmolder Housing Cooperatives, highlighted the model's ability to quickly and needs-based respond to the housing situation in Detmold. Kindergartens, considered the heart of residential neighborhoods and crucial for the success of sustainable urban development, are a testament to this adaptability.

In a further step towards sustainability, the "Alte Ziegelei" industrial area has been revitalized into a sustainable commercial zone using the Detmold Model. As Detmold continues to push forward with its affordable housing and urban development initiatives, it remains a beacon of innovation in Germany.
