Naman Xana, a 150-metre-tall luxury tower in Mumbai’s Worli Sea Face, has become India’s most exclusive address in 2025. With only 22 families residing inside, the 44-storey skyscraper offers unmatched privacy and breathtaking 180-degree views of the Arabian Sea. Its ultra-luxury status has drawn record-breaking property deals, some exceeding Rs 700 crore.

Designed by Talati & Partners and developed by the Naman Group, Naman Xana stands out for its pillar-free layouts. Homeowners can customise spaces ranging from 6,500 sq ft to 22,000 sq ft, ensuring flexibility in design. The tower’s limited residences and prime sea-facing location have cemented its reputation as a symbol of elite living.

In 2025, high-profile buyers secured some of the most expensive deals in Indian real estate. Leena Gandhi Tiwari, Chairperson of USV Pharma, purchased two duplex apartments for Rs 639 crore, setting a record of Rs 2.83 lakh per sq ft. Tanya Dubash of Godrej Industries acquired a sea-facing duplex for Rs 225.76 crore. Meanwhile, Vibhavari Sanghvi, wife of Sun Pharma promoter Dilip Sanghvi, invested around Rs 135 crore in two apartments. International interest also grew, with investment firm Xion Capital acquiring multiple units for between €1.2 million and €1.6 million. The tower’s allure lies in its exclusivity, with transactions in 2025 ranging from Rs 200 crore to over Rs 700 crore.
