HRP Group to Transform Alexandria's Potomac River Plant Site into Vibrant Mixed-Use Waterfront

HRP Group is set to transform the former Potomac River Generating Station site in Alexandria, Virginia, into a vibrant mixed-use waterfront area. The project, which involves demolishing the old coal-fired power plant, has sparked interest and concern among city residents.

The redevelopment will create up to 2,000 residential units across six blocks, with a commitment to provide 160 to 170 affordable housing units. The project also aims to create 10.75 acres of publicly accessible open space, including a waterfront park and a linear park along the city-facing edge of the property.

The first phase focuses on Blocks B and C, featuring a total of 815 units and 110,000 square feet of retail space. Both buildings in this phase will rise to 16 stories, with no above-ground parking structures planned. HRP Group expects to begin demolishing the defunct power plant in 2027, with the first residential buildings scheduled to open by 2029 or 2030.

The development emphasizes sustainability, aiming for a 25% energy reduction, 10% reduction in embodied carbon, and 3% on-site renewable energy generation. HRP Group purchased the former power plant in late 2020, after it had sat dormant for nearly a decade following its closure in 2012.

HRP Group will host public tours of the site this weekend, allowing 200 visitors to explore the 18.8-acre property before its redevelopment. Tour attendees were encouraged to sign a petition in support of the project, asking for approvals for the first phase of construction. The city of Alexandria awaits the outcome of this significant redevelopment project.
