Homer Alpha redefines urban living in Tbilisi's Dighomi district
A new residential development called Homer Alpha is taking shape in Tbilisi's Dighomi district. Located at 36 Bob Walsh Street, the project sits near key landmarks like the U.S. Embassy and the Olympic Swimming Pool. The first buildings are set to open in September 2027, with full completion due by Spring 2028. Homer Alpha covers 24,500 square metres, featuring four low-rise residential buildings. The design keeps the area open, with landscaped gardens, walking paths, and 7,300 square metres of shared outdoor space. Apartments are built to avoid wasted space, including built-in heating, cooling, and smart home technology.
The outdoor zones cater to different needs, from sports and fitness areas to children's play spaces and pet-friendly sections. Residents will have access to football pitches, green lawns, and picnic spots. One building stands out with a hand-painted facade, adding a unique touch while fitting the overall style. Payment options are flexible, with a 10 percent minimum down payment for homes and no down payment for commercial units. Monthly instalments start from $850. Property management is handled by Bene Comfort, and insurance is provided through Irao. The location benefits from nearby sports facilities, including a football stadium, rugby field, basketball academy, gymnastics hall, ice rink, and swimming pool.
Homer Alpha aims to blend modern living with green spaces and community-focused design. The first residents will move in by late 2027, with the entire project finishing by early 2028. The development offers a mix of practical layouts, flexible payments, and well-managed shared areas.
