DOM.RF takes over Madrid Hotel to revive Yekaterinburg's historic landmark

The Madrid Hotel, a landmark of constructivist architecture in Yekaterinburg's Uralmash district, now has a new manager. DOM.RF took control of the long-abandoned building in January 2026. The move follows years of decay and failed attempts to restore the historic site. Built between 1933 and 1937 by architects Viktor Bezrukov and Pyotr Oransky, the Madrid Hotel once played a key role in the city's history. During World War II, it functioned as an evacuation hospital. After the war, it became a dormitory for workers until the 1990s.

The building's decline began after the dormitory closed. It passed through several owners but saw no significant development. In October 2023, the city leased it to Grand Madrid LLC, yet no preservation work took place. By late 2025, the Federal Agency for Historical and Cultural Monuments terminated the lease. DOM.RF's takeover marks a fresh effort to revive the structure. The organisation will prepare the site for auction, offering investors preferential financing for restoration. This aligns with Yekaterinburg's 2023 strategy to revitalise the Ordzhonikidze district by 2035. A tender for potential investors is now planned.

The Madrid Hotel's future now depends on DOM.RF's upcoming tender. Successful restoration could reintegrate the building into modern use. The project also supports broader plans to develop Yekaterinburg's historic districts by the mid-2030s.
