Disneyland Abu Dhabi anticipates a tripling of housing demand according to the prediction of a housing expert.

In the heart of Abu Dhabi, excitement is building as the much-anticipated Disneyland Abu Dhabi project takes shape. This ambitious venture, set to combine Disney stories and characters with elements of Emirati and Arab cultures, is already making waves in the city's property market.

Since the May 2025 announcement, property demand and prices in Abu Dhabi have seen a significant uptick, particularly around Yas Island and neighboring areas. Three-bedroom apartments on Reem Island, for instance, have risen from AED 1.8 million to AED 2.5 million[1][5]. The theme park is expected to attract 3 to 8 million visitors annually[1], driving demand for about 30,000 new housing units by 2030[1], nearly triple the current planned supply.

The surge in property prices is causing a ripple effect across the Abu Dhabi property market. Khaled Al Najjar, property sales manager at Oia Properties, stated that some developers have delayed project launches to capitalize on the surge in value due to Disneyland Abu Dhabi[2]. Many projects have sold out immediately following the announcement[2].

The impact extends beyond Yas Island to nearby areas such as Fahid Island, where infrastructure improvements and other entertainment venues like the Sphere entertainment venue and King's College School Wimbledon contribute to rising demand and prices[1][2]. Market activity reflects this momentum, with a strong increase in transactions and real estate investment interest reported in the first half of 2025[4].

However, it's worth noting that there is currently no premium for units with a Disney view, as the exact location and dimensions of the park are still uncertain[3]. Ben Crompton, Managing Partner at Crompton Partners, explained that the process of obtaining a license for short-term lets, already popular in developments like Water's Edge and Raha Beach, is "relatively straightforward" with the help of professional operators[3].

Miral will oversee development and operations, while Disney will lead creative design and attraction development. Disneyland Abu Dhabi will be the first-ever Disney theme park in the region and the seventh Disney resort worldwide[6]. The project is expected to be a game-changer for Abu Dhabi's tourism and property market, offering a unique blend of Disney magic and Emirati culture.
