Prime Minister Anwar Ibrahim Insists on Essential Amenities in Large-Scale Housing Projects

In a recent development, Prime Minister Anwar Ibrahim has emphasized the importance of incorporating essential public amenities in large-scale housing projects, particularly those with 3,000 to 3,500 residential units or more. This mandate applies to all such projects, including the Residensi Aman Lumayan Madani housing project in Cheras.

The Residensi Aman Lumayan Madani project, developed by Danau Lumayan Sdn Bhd, will offer 3,438 affordable housing units in Bandar Sri Permaisuri, Cheras. The project is located approximately 500 metres from the proposed MRT3 Circle Line Sri Permaisuri station, making it well-connected to public transport.

However, the project has come under scrutiny due to the absence of essential amenities such as schools, preschools, and kindergartens. In a meeting, Anwar Ibrahim questioned whether the Residensi Aman Lumayan Madani housing project had adequate space for a kindergarten.

In response, Anwar Ibrahim has instructed that one of the blocks in the project should be repurposed into a vertical school with a dedicated lift. This move is aimed at providing local families with easy access to educational facilities, addressing the issue of urban families sending their children to kindergartens located kilometres away.

The Residensi Aman Lumayan project will also feature 18 Madani hawker stalls, providing business opportunities for local entrepreneurs. Additionally, the project will offer facilities such as a swimming pool, a theme park-style children's pool, a multi-purpose hall, a surau, and 24-hour security.

The gross development value of the Residensi Aman Lumayan project is RM1.01 billion. All units in the project will be priced at RM300,000 each.

Anwar Ibrahim has also instructed the developer, mayor, and relevant parties to present the project's updated layout to him next Monday. The project will be built in three phases, with full completion expected within five years.

The Residensi Aman Lumayan project is situated near several key facilities, including Universiti Kebangsaan Malaysia Hospital (HUKM), Cheras Stadium, the local police station, and Taman Tasik Permaisuri.

In line with the MADANI principles, the government encourages developers to carefully plan integrated facilities, ensuring that housing projects are more family-friendly and affordable, particularly for low- to middle-income groups. Projects that omit these basic community infrastructure elements will not receive government approval.

In summary, housing developers in Malaysia must ensure comprehensive on-site or very nearby essential amenities, especially educational facilities, within large-scale housing projects to comply with Prime Minister Anwar Ibrahim’s directives.
