Construction of tunnels at Alexanderplatz pushed back to 2026
The Covivio high-rise in Berlin's Mitte district is set to be a significant addition to the city's skyline. Standing at 130 meters tall, the building will include retail spaces, 220 rental apartments, and a 36-meter-high base building.
The building permit for this high-rise was granted in a good neighborhood agreement between the developer and BVG, as stated by Ephraim Gothe. However, the construction of high-rise buildings in Berlin poses a challenge due to the complex soil conditions, according to the same source.
In the future, a risk analysis is expected to become standard for construction projects, as emphasized by State Secretary Niedbal from the Ministry of Mobility and Senator Bettina Jarasch (The Greens). This comes in light of the Covivio high-rise project, where the need for good neighbor agreements and risk analysis has been highlighted.
The U-Bahn tunnel repair at Alexanderplatz will involve driving 256 injection rods through the excavation pit wall and introducing liquid cement to raise the tunnel and stabilize it. Unfortunately, this repair work will delay the completion of the Covivio high-rise by nine months, pushing the completion date to the end of 2026.
BVG is preparing to strengthen tram line M1 to run every 5 minutes instead of every 7.5 minutes from early April, as an alternative for U-Bahn passengers during the tunnel repairs. U-Bahn line U2 will resume regular operation in the Alexanderplatz area after the modernization of the tunnel, expected to cost around ten million euros, from August 2023.

A visualization of how the building at Alexanderplatz in Berlin-Mitte will look like after completion has been provided by Covivio. With its retail spaces, rental apartments, and distinctive design, the Covivio high-rise is set to become a landmark in the city.
