Berlin’s Gesundbrunnen welcomes a bold mixed-use development on Koloniestraße

A new office and commercial building is taking shape on Koloniestraße in Berlin’s Gesundbrunnen district. The project, led by local developer JAAS, will add around 67,800 square feet of mixed-use space to the area. Construction is already underway, with crews working on both new structures and the renovation of an existing building nearby.

Berlin-based JAAS is overseeing the development, which includes a street-front building, a refurbished loft structure, and a rear annex. The architectural design comes from KSP Engel Architekten, blending modern construction with preserved historic elements. The site has earned a preliminary DGNB Platinum precertification for its sustainability and energy-efficient standards.

The development will introduce fresh commercial and office news to a rapidly changing neighbourhood. Its mix of new and historic elements, combined with high sustainability standards, sets it apart in the district. For now, construction continues without a confirmed timeline for completion.
