Baltimore's Baltimore Orioles team and the state of Maryland have yet to initiate discussions regarding development projects surrounding Camden Yards.
In a surprising turn of events, the Baltimore Orioles and the state of Maryland have yet to begin formal negotiations or discussions on the redevelopment plan around Camden Yards, the team's iconic home. Despite the Orioles securing a long-term lease deal in December 2023 to remain at Camden Yards through 2053 and being granted access in July 2024 to inspect and evaluate the surrounding area for potential development, the team has not submitted any redevelopment proposals nor initiated talks with the Maryland Stadium Authority or the state government.
The lease agreement, an extension of the existing one, provides a four-year window for negotiations. However, as of August 2025, no meetings have occurred to discuss a master development plan or ground lease. The Orioles were awarded $600 million in state bonds to improve the stadium and surrounding area, but no substantive progress has been made yet on the redevelopment plan, with talks and plan submissions still pending from the Orioles' side.
State authorities, including Governor Wes Moore’s office and the Maryland Stadium Authority, remain ready to engage with the team whenever they submit redevelopment plans. Some renovation projects at Oriole Park continue independently, such as building commissioning services awarded in 2025, but these are separate from the broader redevelopment discussions.
The length of the lease term depends on the Orioles resolving the redevelopment of land around the ballpark by the end of 2027. The deal, which keeps one of the most storied franchises in all of sports in the city of Baltimore, was not bulldozed through, but required partnership to get done, according to Gov. Wes Moore. The new owner of the Baltimore Orioles is David Rubenstein.
The details of the redevelopment plans, such as their specifics and costs, were not disclosed in the article. However, if the redevelopment proposals are approved, the lease would last for 30 years, with an option for the team to extend it. The redevelopment plans for Camden Yards complex have not yet begun under the new ownership of the Baltimore Orioles.
