Austria’s rental crisis deepens as prices surge 6% in 2025

Rental costs in Austria have climbed again in 2025, with new apartments becoming significantly pricier than last year. The national average asking rent rose by 6% to €15.20 per square meter, pushing monthly payments higher across most regions. Demand for rental housing remains strong after a sharp increase in 2024, though supply has seen only a slight further decline.

The steepest rise was recorded in Vienna, where gross rents jumped by 10% to €21 per square meter. A 70-square-meter apartment in the capital now costs an average of €1,471 per month, making it the most expensive rental market in the country. Tyrol and Salzburg followed closely behind as the next priciest regions.

The data confirms that renting in Austria has grown more costly, particularly in major cities. Vienna’s sharp increase contrasts with Burgenland’s price drop, highlighting regional differences. With limited-term leases now making up half the market, tenants face both higher costs and less long-term security.
