Got a burning desire to see more homes popping up? Well, the Schleswig-Holstein branch of the Social Democratic Party (SPD) shares that enthusiasm. The party's buzzing about housing construction, and this Sunday at Husum's state party conference, they're gonna chat about strategies to kickstart it. But here's the kicker - they're proposing the return of a state-owned housing development company, squashing the notion of giving up the Landesentwicklungsgesellschaft (LEG) as a mistake. The man spearheading this movement, the Kiel's mayor and Deputy State Chairman, Ulf Kämpfer deems it a smart move.

You might wonder, "What would this LEG do exactly?" Well, this puppy could develop land owned by the state, build its own homes, possibly create accommodations for state employees too. Kämpfer thinks it could be a winner, "Ain't no conflict between community-oriented housing and efficiency."

One more thing the party's pushing for - a boost in funding for social housing, aiming for a cool one billion Euros a year. They're not chasing their tail here - it's just a bit of subsidized credit, approximately 20 million Euros a year at the current interest rate, according to Kämpfer. "It's all about will, not ability," he says.

The motion's other initiatives revolve around ease-ier and speed-ier building. They're appealing for a "Schleswig-Holstein Standard for Simple Building," where deviations from building regulations would be less of a hassle, the state building code would be simplified, and inconsistencies among other federal states ironed out as much as possible.

For example, cross-state type approvals should be faster, the validity of building permits should stretch from three to five years. In the future, similar rules for planning living spaces should be in place as for boosting renewable energies, treating housing construction as an "overriding public interest."

To ease the process of owning a home, the motion calls for a cut in the real estate transfer tax for first-time buyers in the form of a tax relief.
